Eastport is The Villages' newest and southernmost town square, opened in 2025 in Sumter County. Built around the 250-acre Central Lake, it features European-inspired architecture, the Olympia Recreation Center (opened August 2025), and Bellaire Executive Golf Course (opened November 2025). Entertainment programming is still phasing in — fewer large concerts than the older squares for now, but the recreation and dining infrastructure is among the most ambitious The Villages has built.
Eastport centers on the 250-acre Central Lake — the first of The Villages' five town squares built around a significant water feature. The European-inspired architecture with mid-century touches sets it apart from every other square in the community: no Old West references, no Key West pastel, no ranch motifs. The recreation infrastructure is substantial. The Olympia Recreation Center opened in August 2025 and is one of the largest facilities The Villages has built. Entertainment programming is still developing. Eastport does not yet have the established performance roster or crowd rhythms of Spanish Springs (operating since 1995) or Lake Sumter Landing (since 2004). That will build over time. Buyers considering homes near Eastport should have realistic expectations about concert frequency through 2026 and beyond. As with all five squares, homes within roughly a quarter-mile can hear music and see stage lighting during scheduled events (generally 5–9 PM).
